The main goal for Janet was to create a space that was clean, organized, and presentable when the garage door was open. Luckily, she has a shed and a basement where any extra-large equipment can go.

How to build a beverage bar: this is one of those projects that we all agree was worth it! This unorganized, cramped closet was really wasted space. It was a place for me to stash anything and everything that I didn???t want to look at or deal with at the time. This space is underneath the stairs between the dining room and hall to the kitchen. It was the perfect spot to create a beverage bar out of this closet.

Our kitchen counters are sort of chopped up so being able to move the coffee pot and supplies has freed up a section on the kitchen counters. The beverage bar will also be a great place to sit desserts when we hold family functions.

Here is the useless space before we cleared it out. This is exactly how it looked for years.

It may not always be practical or affordable to rebuild the cabinets in a kitchen or bathroom. Refacing them might be the best solution. But what does refacing involve? As with most construction projects, the answer depends on lots of details.

Project: Refacing kitchen cabinets.

First step: Determine if your cabinets can take the restoration process well enough to be revitalized for at least another 10 years of life. If the cabinet body, or carcass, is in bad structural shape, is water damaged or will not take to refinishing well enough, you might have to replace the cabinets in a full kitchen remodel.

Why reface: In the most basic process, you will be leaving the cabinet intact and in its same place. This avoids the expense and effort of taking out and replacing the entire cabinet. So the advantages are less expense, less material going to the landfill and a less-complicated construction process.

Consider color an ally in making decisions about how to update the look of your cabinets. The verdigris tone shown here is a soothing complement to the hardwood floor, and allows a wonderful contrasting color pop of apple red at the range. Notice the rusticated patina of the finish, which adds dimension to the scheme. Other details, such as the beadboard panels, bottle cubbyholes, plate rack and arch impression, give this design lots of character.

Is this a good project for you? If your cabinets have sturdy frames, refacing can be a good solution. The degree to which you refurbish the cabinets is up to you. Simply painting or restaining them can have a dramatic effect. In some cases it is desirable to replace the doors and drawer fronts with a completely different door style or wood species. Replacing the hardware, pulls and knobs is another option to consider, and can make a nice difference inexpensively. Repairing damaged wood can also be part of this process. Combinations and variations of each of these options defines refacing cabinets.

Permit: As long as you are not changing any electrical or plumbing, you probably can do this project without a permit. Check with a design professional or ask the local building department and describe your intentions in detail to find out for certain.

Project length: Simpler modifications can be accomplished in a weekend, and even the most involved projects can probably be completed within one month.

Best time to do this project: This is a project for the winter, after the holidays and before Easter, or in the fall before Halloween. Summer might be too hot, depending on your climate, or it might be best in milder climates.

In real estate, many agents suggest that it all comes down to price. Is it true that a property sells just because of price? What about the value component?

Well, we all can agree that there needs to be an exchange of goods in order for a sale to occur. However, the buyer and seller might not rate value equally. When I market a client???s property, I determine a market price without viewing the property and the probability of that property being sold in 30, 60 or 90 days based on comparables and market data. Then I determine a market value once viewing and assessing all the benefits, the condition of the property and external market data.

Let???s examine the differences between market price and market value and how they can influence each other.

Market Price
Market price is what a willing, ready and bank-qualified buyer will pay for a property and what the seller will accept for it. The transaction that takes place determines the market price, which will then influence the market value of future sales. Price is determined by local supply and demand, the property???s condition and what other similar properties have sold for without adding in the value component.

Market Value
Market value is an opinion of what a property would sell for in a competitive market based on the features and benefits of that property (the value), the overall real estate market, supply and demand, and what other similar properties have sold for in the same condition.

The major difference between market value and market price is that the market value, in the eyes of the seller, might be much more than what a buyer will pay for the property or it???s true market price. Value can create demand, which can influence price. But, without the demand function, value alone cannot influence price. As supply increases and demand decreases, price goes down, and value is not influential. As supply decreases and demand increases, the price will rise, and value will influence price. Market value and market price can be equal in a balanced market.

However, buyers and sellers can view value differently. A seller might feel that their in-ground pool is a benefit, but the buyer could see it as a negative and place less value on the property. Or the seller could feel the new roof they put on the house has great value; however, the buyer places no value on this because they expect the property to have a roof in good condition. Or a builder might feel he has superior quality and demand a higher price, but the buyer places less value on quality and more value on the lot, neighborhood and floor plan of the property.

Value is not always about bricks and mortar. Some buyers might pay more for a property based on personal value-added items. For example, Buyer A, who does not drive, values a property higher than Buyer B because the property is next to a bus line. Or the property could be close to a school or close to a doctor???s office for someone who has children or a medical condition.

The question is, ???How much is that worth to a buyer???? as there is always a limit to what a buyer will pay and what the property will be appraised for by a bank. Value is truly in the eye of the beholder. Some buyers might see value in the property but might not pay more if there is no demand. In most cases market price will trump market value in a buyer???s market.
